2. Inspect the Un-inspected
Once we have a property under contract, we connect our buyer clients with home inspection services including well water and septic/sewer line inspections. We coordinate every aspect of the due diligence process for our clients, which allows them to focus on things like getting their finances lined up and scheduling movers. This is particularly valuable (and stress reducing) for clients who may not be local because we are the boots on the ground.
From a strategic standpoint, our strong relationships with the inspectors we use allows us to make offers with dramatically reduced inspection periods, which strengthens our clients’ offer and can make the difference to a seller in multiple-offer situations. On the selling side, we encourage our sellers to conduct some inspections prior to putting the house on the market. This can avoid big problems down the line caused by unexpected surprises. Our feeling is that our clients should never be blindsided.

4. Eagle Eyes for Real Estate
Many times we’ll work with a seller who came to possess a property through an estate or is handling the sale for an elderly relative. Sometimes these homes are cluttered or have deferred maintenance issues. We can help to determine what is worth fixing/renovating and updating, and what should simply be left for the next owner to handle. Wasteful spending on repairs that don’t directly translate to an increased sale price is something that we help our clients avoid based on our expertise.
